Project Delivery Systems Introduction

At Olicon, we believe there is not one correct way to deliver a successful construction project. Every owner is unique, and has different needs, expectations, budgets and level of construction expertise. What is the best delivery system for one client, may not be so for another.

We do know that the sooner a contractor is involved with a project, the greater the opportunity to achieve success. Involvement from the beginning can develop trust and ensure that future issues get addressed early. Early involvement also allow the owner to determine whether the contractor is a good fit for the project and allows the owner the right to dismiss the contractor if not a good fit.

Traditional project delivery involves the competitive bidding of completed plans, sometimes without proper costs verification and review for accuracy and completeness. This can lead to projects being over budget, and plagued with change orders. These costs overages can lead to project delays, distrust and a hostile relationship between the project architect, owner and contractor.

Project delivery systems, such as, design-build and negotiated contracts, facilitate contractor involvement from the project inception, help build good relationships, trust and communication, and are designed to ensure that the project stays on budget and schedule.

A collaborative effort encourages creativity and trusts. It also provides an “escape plan” for the owner, before construction begins, if they find that one or more members of the project team is not a good fit, preventing “buyer’s remorse” later on.
